The tenant must provide an equivalent deposit of two months' rent upon signing the lease. one month of this deposit will be returned within 7 days of the termination of the rental contract, after the lessor and the tenant have checked the unit. Any major damage or significant cleaning will be deducted from the deposit. Regular wear is considered normal. No pets allowed

- Battery replacements, light bulb replacements, filter cleaning and regular maintenance, shall be the tenant's responsibility. At the end of the lease, the property shall be in the same condition as it was on occupancy date, other than
normal wear and tear.
- Lost items, broken equipment and damages due to excessive usage, such as scratched or dented floors, damaged appliances, etc. shall be the tenant's responsibility and shall be fixed, replaced or repaired at the tenant's expense.
- It is forbidden to sublease or assign the lease without the prior consent of the landlord. The tenant shall pay the cost associated with such.
- All sub-leases such as Air BnB for short term purposes are forbidden.
- The condo is for strict residential usage.
- It is mandatory to have a tenant's liability insurance throughout the lease.
- It is strictly forbidden to cultivate and/or consume Marijuana on the property.
- The tenant must keep the property clean and in good condition,
- The tenant must at all times respect the bylaws from the declaration of co-ownership and other internal laws, the city bylaws and servitudes, etc.
- The tenant agrees to pay any expense due to his misconduct, negligence or noncompliance with the bylaws.
- The tenant agrees to pay any fee due to NSF payments.
- The tenant agrees to be solitarily liable for the lease.
- The tenant agrees to pay all expenses related to moving required by the building
